What Revive does on its own
Revive is the restoration product: bio-oils and nano treatment for a shingle that has dried out but is still sound. On Aging it is 10 years of cover, with the first five years at full value and the rest reducing.
That is a real treatment for a roof that has dried out, and it is priced as a single application.
What Fortify adds on top
The second coat is the UV shield, applied over the restoration. In the table that combination carries full coverage for the whole period, not just the first five years.
The visible difference in the numbers is 12 years instead of 10, non-prorated instead of hybrid, and $2.00 per square foot instead of $1.40.
Why the shape of the cover matters on an aging roof
An aging roof is the one most likely to need the cover late in the term, not early. That is exactly the point where prorated cover is at its lowest.
So the decision is less about two extra years and more about whether the cover is still worth something when the roof is thirteen years into a fifteen-year horizon.
Who should stay with Revive alone
A roof scored Aging that is being prepared for sale, or one where the priority is restoring flexibility before cracks start, can be well served by Revive alone.
Both options are quoted in writing after the assessment, so the choice can be made against real numbers rather than a page like this one.
The one thing the second coat cannot do
It cannot put back surface that is no longer there. If the shingles have lost most of their granules or the edges have cracked through, a second coat on top of a failing surface is not a longer warranty, it is a shorter one or none at all.
That is why the recommendation comes from the measured band rather than from a preference for the stronger build. Revive with Fortify exists for an Aging roof that still has material worth restoring, not for one that has moved past it.
What to ask on an aging roof
Two questions separate the options cleanly, and both are answered at the visit.
- Is the surface still sound enough to take a second coat?
- Does the roof need flexibility back, or protection on top, or both?
- How long do you expect to own the house?
