What is checked in a Roof Health Score assessment?

Last updated October 28, 2026

Short answer

The assessment checks three things: the roofing material, the condition of the shingle surface and the repairs the roof needs. Those are turned into one score out of 100. That score, rather than the age of the roof, decides which treatment applies and which warranty term can be issued.

Three checks, one visit

The assessment is a site visit, and it is free. We look at the material the roof is made of, because the NuRoof range is built for asphalt shingles and metal roofs are not eligible at all. Then we look at the condition of the shingle surface, which is the part a treatment can actually work on. Then we look at the repairs the roof needs, because a leak or a missing section is a repair job that comes before anything protective.

Those observations are what the score is built from. There is no questionnaire to fill in and no estimate taken from a satellite image: the number comes from the roof in front of us.

What condition means on a shingle roof

Condition is the state of the surface. An asphalt shingle starts life flexible and sheds water cleanly. Sun and heat draw the oils out of the asphalt over time, and a dry shingle holds water instead of shedding it, which is when granules begin to loosen and edges begin to lift.

At the assessment we are looking for exactly that pattern of wear, plus anything that has to be dealt with first.

  • Granules loosening or collecting in gutters and at the foot of downpipes
  • Shingles that feel brittle rather than supple at the edge
  • Curling, lifting or missing shingles
  • Water that sits on the surface instead of running off
  • Growth on the shaded slopes, where the roof stays damp longest

Why the score decides, and age does not

Two roofs of the same age can be in very different shape, so age alone would send the wrong treatment to one of them. Age is context. The score is what the treatment and the warranty are actually based on, which is why we never quote a treatment before the roof has been seen.

The six bands are fixed: Good is 90 to 100, Fair 75 to 89, Aging 44 to 74, Low 35 to 43, Critical 21 to 34 and Replace 0 to 20. A roof in Good or Fair condition takes Fortify, the single-coat UV shield, or Fortify Elite, the two-coat build. Aging takes Revive, which puts flexibility back into dried-out shingles. Low or Critical takes Boost, and below 21 the Boost bridge is the only row that exists.

What the score does not measure

The score describes the shingle surface that would be treated. It is not a building inspection: it says nothing about the deck, the framing, or anything inside the house, and it is not a valuation of the property.

It also does not predict weather. A roof scored Good today can still lose shingles to a storm, and storm damage is not something the treatment or the warranty covers beyond the specific hail line on Fortify Elite in the Good band.

Where you see the number

The score is measured at the assessment and it is what your written estimate is built on: the treatment, the scope, the warranty term and the price, all in writing before a date is set.

The warranty finder on this site gives an estimated zone from two answers, and it says so plainly. It is a way to see the shape of the coverage before you book, not a substitute for the measured score.
