What is a Roof Health Score?

Last updated October 28, 2026

Short answer

The Roof Health Score is the condition score we give your roof at the free assessment, based on what the surface is actually doing rather than how old it is. It sets both the treatment we recommend and the warranty term that applies to it. The score is measured and confirmed at the visit, not estimated from a photograph.

A condition score, not an age

Roof age tells you how long a roof has been up there. It does not tell you how much of the asphalt is left, how much granule loss has happened, or whether water is still shedding off the surface. A score of 82 on a twelve-year-old roof and a score of 82 on a twenty-year-old roof describe the same roof condition and lead to the same conversation.

So the score is built from condition. It is the one number that travels through the whole process: it picks the treatment, it sets the coverage, and it is the reason we can quote a warranty term in writing rather than a vague promise.

The six bands

The bands are the manufacturer’s, not ours, and they run from a roof that is doing its job to one that is ready to be replaced.

The band is the headline; the exact score inside it is what gets recorded at the visit.

  • Good, 90 to 100: a roof that is still doing its job
  • Fair, 75 to 89: sound, with the first signs of wear
  • Aging, 44 to 74: drying out, with granule loss showing
  • Low, 35 to 43: close to the end of its working life
  • Critical, 21 to 34: worn enough that only a bridge makes sense
  • Replace, 0 to 20: a roof that may be close to replacement

What each band opens up

Good supports the two-coat build, Fortify Elite, which on that band carries 20 years non-prorated plus 5 years of hail coverage. Fair supports Fortify at 12 years, or Fortify Elite at 15 years: full coverage for the first five years on Fortify, full coverage for the whole period on Elite.

Aging is a Revive roof: 10 years on a single application, or the combined Revive and Fortify build at 12 years with full coverage for the whole period. Low and Critical are bridge territory. Boost gives 5 years with reducing cover from year one, or the combined Boost and Fortify build at 10 years. In the Replace band, a 3-year Boost bridge is the option that makes sense.

Two things follow from that. First, a better score is not a sales trick: it genuinely unlocks longer, fuller coverage. Second, a lower score is not a refusal. It means the roof is at a different stage, and the honest options change with it.

How the score is taken

The assessment is a visit, and the score comes from what we can see and check on the roof: the material, granule loss, how the shingles feel and behave, whether water is shedding, and whether anything needs repairing first. It takes the worry about age out of the decision and replaces it with a measurement.

You do not need to prepare anything, and there is nothing to pay for the visit or for the written estimate that follows it.

What the score does not mean

A score is not a guarantee that the roof will behave for the full coverage window, and it is not a promise about weather. What it does is place the roof in the band the warranty terms are written around, so the term you are offered matches the roof you actually have.

It also does not overrule the honest cases. A roof with an active leak still needs the leak fixed first, whatever it scores. A metal roof is not eligible at all. And if the score lands the roof in the Replace band, the useful conversation is about time and replacement, not about pretending a treatment will last a decade.

Estimate where your roof sits

Two answers give an estimated zone and the coverage that comes with it. The measured Roof Health Score at the assessment decides the rest.
