The roof is scored, not guessed
Qualifying is not something you can settle by looking at the roof from the driveway, and it is not something we settle from a photograph either. The assessment is a visit: we check the material, look at the condition of the shingle surface, and score the roof.
That score is the Roof Health Score. It is the single number that decides whether a treatment applies, which treatment it is, and what warranty term can be issued on the back of it. Two roofs built in the same year can land in different bands, which is exactly why age is context rather than the deciding factor.
What we look at
The score reflects what the surface is actually doing, so the things we look at are the things that show it.
None of this is invasive. There is no tear-off, no test cut and no cost to the assessment.
- The material: asphalt shingles are what the range is built for
- Granule loss, which shows how far the surface has broken down
- Whether shingles are still supple or starting to curl and dry
- Water behaviour: does the roof still shed, or is it holding moisture
- Any leak, soft spot, missing shingle or lifted edge that has to be repaired first
What the score changes
The bands run from Good down to Replace, and each one opens a different part of the range. A roof scored Good sits at 90 to 100 and can take Fortify Elite, the two-coat build with the longest coverage. Fair is 75 to 89 and supports Fortify, the single-coat UV shield.
From Aging down, the roof has dried out and the approach changes. Aging (44 to 74) is a Revive roof. Low (35 to 43) and Critical (21 to 34) are Boot territory: a bridge treatment that buys working time while a replacement is planned. A roof below 21 falls in the Replace band, where a bridge is the only honest option.
The score does not only pick the product. It decides the coverage that can be issued, which is why the two answers arrive together: what we will do, and what is written behind it.
The roofs that do not proceed
Some roofs are not a fit, and it is better to hear that at the assessment than after a booking. A leaking roof is a repair job first: a treatment protects a surface that is still working, so the leak has to be found and fixed before anything goes on.
Metal roofs are not eligible for this treatment at all, and flat or SBS membrane roofs are not part of the shingle range. Shingles that are cracked through, lifting or missing are dealt with as repairs rather than treated over. If the roof is at the end of its life, replacement is the right answer and we will say so.
Where we work, and what happens next
We work in Alabama, Georgia and North Carolina. Send the address with your assessment request and we confirm coverage before anything is booked, because availability is confirmed area by area rather than assumed from a map.
After the visit you receive a written estimate: the treatment matched to your score, the scope, any minor repairs and the price. Nothing is scheduled until you accept it. If you would rather see the bands yourself first, the warranty finder on this site gives an estimate from roof age and what you can see, and says plainly that the measured score decides.
