Why there is no price on this page
A roof treatment is priced against the surface, its condition and the treatment it needs, so a published number would be wrong more often than right. The figure arrives in writing after the free assessment, with the scope attached to it.
That is also why a phone quote in this category is a warning sign rather than a convenience.
What you are actually buying
A defined period of cover on a surface you already own, with a stated coverage type and a stated value per square foot. On the top row that is 20 years non-prorated plus 5 years of hail at $2.30 per square foot, and the lower bands carry shorter terms and lower values.
Plus the things around it: a registered warranty that transfers once, an insurance certificate on request, a 20 percent price lock on a future re-treatment, and no tear-off, no dumpster and about two hours on site.
What the alternative costs
For a roof that is still sound, the alternative to a treatment is not "nothing": it is replacing the roof years earlier than the shingles required. That is a much larger project, priced as construction, with a tear-off and days of work.
A treatment is a fraction of that. The two are not equivalent products, and the honest framing is that a treatment buys years on the roof you have rather than a new roof.
How to make the decision
Ask three questions of any estimate. What is the term, and is the cover full every year or reducing? What is the value per square foot? What is excluded?
With those three answers, the number can be weighed against what it protects rather than against a headline term on a flyer.
- Term and band, in writing
- Coverage type: non-prorated, hybrid or prorated
- Value per square foot for the row issued
- The exclusion list, including storm damage
- What is not included: repairs found at the assessment
When it is not worth it
On a roof scoring below 21, a bridge is only worth buying if you need time. On a leaking roof, the money belongs in a repair first. On a metal roof, the range does not apply at all.
Those three answers are free to get at the assessment, which is the cheapest part of the whole decision.
