How do I know my roof is drying out?

Last updated October 28, 2026

Short answer

The visible signs are a dull, dry surface, granules collecting in the gutters, edges that feel brittle rather than supple, and water that sits on the roof instead of running off. Those are the things a homeowner can see; how far it has gone is what the score measures.

What you can see from the ground

A drying roof loses its sheen before it loses its function. The colour flattens, the surface looks chalky, and the texture changes from smooth to grainy.

Then the evidence starts to collect at the bottom of the roof: granules in the gutter, and grit in the gravel where the downpipes discharge.

  • A dull, chalky surface instead of a clean one
  • Granules washing into gutters and downpipes
  • Dark patches where the asphalt is showing through
  • Shingle edges that look lifted or wavy
  • Water standing in shallow areas after rain

What you cannot see

Whether the asphalt still has enough left in it to be worth treating. That is a question of how much surface remains and how the shingle behaves in the hand, which is why it is measured at the assessment rather than judged from the driveway.

The same visible signs can sit either side of the line between a roof worth restoring and one that is finished.

Why drying matters more than age

A shingle dries because the oils have left it, and that happens at different rates on different roofs. Sun exposure, shade, ventilation and the slope all move it.

So two roofs of the same age can be in different bands, and the one in the better band is the one with options.

What to do when you spot it

Have the roof scored. Drying is the exact condition the restorative treatment exists for, and it works best before cracks start rather than after.

If the assessment finds the roof has gone past that point, you will hear it at the visit, and the free estimate will say what the alternatives are.

Drying is not the same as worn out

A dried-out roof has lost the oils that kept it supple, and that is a surface problem. A worn-out roof has lost the material itself, and that is a different conversation.

The treatment exists for the first. The score is what tells you which one you are looking at, and it is measured rather than assumed.

What a supplier will ask

Roughly when the roof was installed, and whether it has leaked. Those two answers set the expectation, and the visit confirms or corrects it.
