Two quotes for the same roof can differ by thousands, and the shingle is only part of the reason. Understanding what drives the price is how you avoid paying for the wrong part of it.

What the price is made of

A roof replacement is labour, tear-off and disposal, underlayment, flashing, ventilation and the shingles themselves. On many jobs the shingle is not the largest line.

That matters when comparing quotes: a low price often means less underlayment, reused flashing, or no ventilation work.

Where cheap shingles cost more

A thinner mat and fewer granules mean a shorter life, and a shorter life means doing the whole job again sooner. The saving at purchase is paid back with interest at replacement.

The same logic applies to the accessories: the flashing and ventilation you cannot see are what the roof depends on.

The value already on your roof

Every year of service you get from sound shingles is a year you do not spend on a tear-off. On a roof that is drying out but structurally sound, a treatment can move that replacement date.

That is not a reason to postpone a roof that has failed. It is a reason to have the condition checked before assuming it has.

How to decide

Get the roof scored first. If it is sound, price protection. If it is failing, price replacement. Deciding the other way round, by picking a product first, is how homeowners end up buying twice.

Our assessment is free and ends in a written estimate either way.
